It is not possible to be absolutely precise as to when the doctrine will operate, simply because it is based on the fundamental premise that equity will step in to prevent unconscionable conduct. Robert Walker LJ said, in [ case ], at 225:

the doctrine of proprietary estoppel cannot be treated as subdivided into three or four watertight compartments … the quality of the relevant assurances may influence the issue of reliance, that reliance and detriment are often intertwined… .
